Lot 11

This large and unique parcel is the last one remaining for sale on Club Drive. A stream passes through the front of the lot, a portion of which is in a Virginia Resource Protection Area buffer. The land rises to the south and west, making the optimal building area at the back of the lot. The forest adjoining the back of the lot is conservation area that cannot be developed. A drive along the western edge of the property would best preserve the woodlands and stream area. The illustrated estate home has been located along the contours at the rear of the lot, providing privacy and affording views of a sloping lawn, woodland, and stream corridor. A pool terrace is shown behind the main house, and a detached garage or guest house is located across the parking court. A garden and pavilions line the driveway approach. Areas of native meadow are shown framing sections of recreational lawn at the center of the site. Lot 11 provides the privacy and character of a conservation area in the most established part of the Keswick Estates.

Lot 28

Lot 28 is compact, efficient, and buildable. Relatively level street frontage along Palmer Lane allows a classic parking court and drop-off loop with a side garage. The high point of the gently-sloping land is in the center of the lot allowing for a home with a broad, symmetrical floor plan with outdoor spaces radiating out from the central volume. As shown, a house could provide between 5,000-7,500 square feet of living space while fitting proportionately within the constraints of the site. An attached garage allows flexibility and privacy where an in-law suite can be included with its own dedicated entrance. The outdoor spaces open from the main rooms of the home providing views of gardens and direct access to terraces for relaxation and entertaining. The perimeter of the property is left naturally forested and planted with evergreen trees where necessary for screening. The street frontage is to the northeast, such that the gardens and open yard behind can enjoy year-round sun. Lot 28 is an outstanding Keswick lot, that is easy to build on. Tastefully sited and thoughtfully designed, a future home here will provide its owner with a quintessential Virginia residence.

Lot 32

Lot 32 welcomes those looking for a well-balanced, flexible lot. Sloping consistently from northwest to southeast, this is one of the flattest and most buildable available. Paired with the square shape of the property, Lot 32 provides generous space to situate an estate home, gardens, play areas, and wooded buffers for privacy and wildlife habitat. As shown, a house could provide between 5,000-7,500 square feet of living space while fitting proportionately within the constraints of the site. A semi-detached garage allows flexibility and privacy where an in-law suite can be included with its own dedicated entrance. The outdoor spaces open from the main rooms of the home providing views of gardens and direct access to terraces for relaxation and entertaining. The perimeter of the property is left naturally forested and planted with evergreen trees where necessary for screening. A central location for the home allows for a direct, formally-centered entry drive, and optimizes privacy and landscape development potential in all directions. The frontage faces west such that private lawns and gardens in back enjoy eastern and southern sunlight.

Lot 45

Lot 45 offers ample building site opportunities within its three acres. The lot fronts Keswick Lane to the south, and the land rises to the east. The rear lot line adjoins Foxcroft Farm. A stream occupies the southwest corner of the lot. The home shown is placed on the level plateau at the high point of the property and features a central living area with views and terraces extending along its central axis. The entry drive and parking court are compact, preserving more land and views. An attached garage and studio partially encloses the entry court, while the opposite side opens to the landscape. A pool terrace is located down steps to the west. Paths are shown in the winding down the hill and across the stream into a deep and picturesque meadow-like lawn.

Lot 60

Lot 60 is located within a quiet, wooded, mostly undeveloped section of Keswick Estatesnear the cul-de-sac of Palmer Drive. The lot slopes down from the street toward the lake, where it has continuous lake frontage. The rear yard has excellent southern exposure. The home site design in the illustration reserves the rear yard for a series of terraces that step down toward the lake. The house is centered on the lot frontage and located close to the front of the property with a formal driveway and parking court, allowing flexibility for development of the yards. Parts of the fully-wooded lot are cleared for lawns and meadows, retaining the best groupings of trees, and selectively adding new trees to frame “outdoor rooms.”The t-shaped floor plan is fitted to the site that would work well for single story living. It would provide excellent daylight with multiple exposures and views. One pathway along the terraces leads to a dock on the lake, and others wind through meadows and woodlands. This is a lot full of possibilities that can be created to suit every lifestyle.

Lot 64

Lot 64 is located within a quiet, wooded, undeveloped section of Keswick Estatesat the end of Palmer Drive. The lot is a “flag” type, with an entrance drive section that winds toward a hilltop meadow. The site plan in the illustration creates drama by revealing, at the end of a winding approach, a formal and symmetrical estate in the clearing. This expansive plan extends into much of the buildable area, but preserves woodlands. A series of terraces step down through the rear yard, and pathways wing through the woodland to Carroll Creek, which forms the rear lot boundary. Two pavilions flank the main house, one for a garage and the other as a guest room, studio, or workshop. The house itself is conceived as a main two-story structure with symmetrical single-story wings. The generous elliptical entry court provides generous parking for entertaining and events. An informal and picturesque pool and cottage flanks the south side of the rear terraces. Lot 64 is a hidden gem, that provides many opportunities for development, from the grand estate shown, to a less formal plan with a more compact footprint.

Lot 75

This deep wooded lot also commands long vistas of the valley at the intersection of Palmer Drive and Broadmoor Drive. The land slopes down gently from the north and west. This results in ideal building sites at both the front and rear of the lot. The development strategy shown places the estate home at the front of the lot, with a tower element that takes advantage of long views and serves as an architectural focal point in the neighborhood. Automobile access from the high point along Palmer Drive allows efficient and direct access to a side parking court that minimizes tree clearing. Wings of the house form an open courtyard that overlooks a pool terrace and a formal lawn, and the woodland beyond. A secluded cottage in the forest at the rear of the lot could be used as a study, guest house, or studio. A second, more private alternative option could be a smaller estate placed at the rear of the lot that would be approached by a long winding drive. Lot 75 provides a sense of community and privacy, a pristine woodland setting, and exceptional flexibility.
